What we do

SunSail Capital invests in workforce housing multifamily assets. We target Class B and Class C apartment complexes with 100 units or above and focus primarily on performing stabilized properties (85%+ occupancy rate) with a value-add component (an opportunity to increase NOI) with a deal size of $20-$50mm.

We look for markets which are landlord and business friendly, have higher than average cap rates and are experiencing high job growth and high population growth.

David is a multifamily syndicator based in Texas whose real estate portfolio consists of 14 properties (2 440 units). David is a respected, profit-driven entrepreneur and general management professional with a stellar career history of achievements investing in / founding / leading a diverse portfolio of highly successful businesses. He demonstrated aptitude in the Real Estate and IT sectors with a broad array of transferable skills suitable for any number of industries. David has also achieved great success in investing more than $450M into diversified projects in Hi Tech and Real Estate in the past. Additionally, he is the Founder and ex-CEO of the Witget company, the silver prize winner of Forbes magazine’s “The School of a Young Billionaire” competition.

Julia Bykhovskaia, CFA

Co-Founder and Managing Partner

Julia Bykhovskaia is a Co-Founder and Managing Partner of SunSail Capital. Julia is an experienced investor who started her investment career in 2003 as a research analyst specializing in high yield/distressed and special situations/event driven investments and worked at various hedge funds, including Schultze Asset Management, Concordia Advisors and BulwarkBay. Julia was also a part of Workout/Debt Restructuring team at Credit Suisse in NYC. Driven by her passion for real estate, Julia decided to become a full-time professional real estate investor and started SunSail Capital to invest her own funds as well as help other investors looking for passive income find solid investment opportunities. Julia is also a founder of CozyStays Suites, a corporate housing and short term rental hospitality company. Julia earned a BS in Entrepreneurship from State University of Management in Moscow, Russia and an MBA in Finance from New York University’s Leonard N. Stern School of Business and is a Charted Financial Analyst. Julia is also a member of Forbes Real Estate Council.
